Tenant Representation

Our tenant representation services include conducting the initial search for office space with the parameters you give us. We will come back to you with our findings and you can select the office buildings you are interested in. We will set up all of your appointments to visit each building and tour the available space. From there we will discuss your options and help you decide where you want to be. We then assist you throughout the negotiation process all the way to signing the lease. Our services are always free to the tenant so you should absolutely take advantage of our assistance.

1. Initial Meeting

Office Space MeetingWe will discuss all the details of what it is you are looking for and what you are trying to accomplish with your new office. Is your move based on location alone? Are you looking for a nicer building or more amenities for your employees? This is the chance for us to set the parameters for your search. It is important to involve all the decision-makers in your company at this stage. The most common mistake by tenants is waiting too long to make the decision of renewing a current lease or relocating. 12 to 9 months prior to your lease expiration is optimal, however it is never too early to sit down with us and start discussing your options.

2. Search Findings

Using the parameters you’ve given us we will conduct our search and send you a report with all of the office spaces that may work for you. Here you can narrow it down and let us know which buildings you would like to tour.

3. Building Tours

We will set the appointments and tour some of the available space that you selected. We can compare offerings from different landlords and ultimately help you make a final selection.

4. Negotiations

We will help you put together your letter of intent and negotiate with the landlord for the terms that you need. We are familiar with the rental rates and concessions in the different submarkets of Houston so we can advise you as needed.

5. Lease Signing

Congratulations – we’ve located your new office and agreed to the lease terms. After you sign the lease you are ready to begin any buildout or move in. The landlord pays our commission so our service is free to you.
